Setting the Stage for Holiday Homebuyers

House hunters are still on the move during the holidays and chances are if they’re out looking, they’re serious. Staging is important throughout the year, but if you feel the need to integrate the holidays into your décor, there are a few simple guidelines to follow for success.

The importance of neutrality and subtlety still applies. It’s easy for areas to get cluttered, so for every festive element you put on display, an everyday piece should be stored out of sight. What does go up should be simple and elegant – a wreath, carefully placed poinsettias, candles, or pinecones. Decorations should flow with the style, theme, and mood of your day-to-day décor (don’t let colors or patterns clash too loudly).

Think singular. This is not the time to display lifetime collections of vintage Santa figurines or the Christmas village in its entirety. This is also the year to keep any overpowering items in the garage. Inflatable and plastic porch and lawn characters are best avoided.

The iconic tree should be timeless and unassuming. Make sure it yields to and complements the size of the room. Opt for one with a smaller base to give buyers an accurate sense of the space.

Fireplaces should also be on display. They’re key in creating the appeal of coziness. And while inviting aromas should be utilized in any staging, the affect of apple cider, toasting cinnamon, or fresh baked cookies help drive the welcoming atmosphere home.
