A home inspection is just one of those things that needs to be done. But with the many steps involved in buying a home, the details of this important step can often be overlooked.
First off, never waive a home inspection, no matter how perfect the house may look. This is your opportunity to get the lowdown before making the commitment. It also allows you to request the seller to repair or give an allowance for any major, or even minor, issues.
While all inspections are different, a thorough, dedicated, and any agent worth their salt can provide a selection of professional inspectors. California home inspectors are not licensed, however, a general home inspection includes:
o Structural Elements (walls, ceilings, floors, roof, and foundation)
o Exterior Evaluation (wall covering, grading, drainage, fences)
o Roof and Attic (framing, ventilation, gutters)
o Plumbing (not including sewer)
o Systems and Components (water heaters, furnaces, AC, duct work, fireplace)
o Electrical (main panel, circuit breakers, wiring, light fixtures)
o Appliances
o Garage
What it does not cover:
o Asbestos
o Radon
o Wood-destroying organisms
o Mold
o Rodents
o Lead
So if you have any concerns about the above conditions, you may need to bring in a qualified professional.
